Tenant Move-Out Checklist

Did you know there are incentives for good tenants who want to move to stay with us? If you are interested in moving into another one of our great properties let us know. Most of the time there is no need to complete another application, and we can give you extra time to move from one property to the other.

Time to move on?

The first step when planning to move out is to give us at least a 30-day notice. This notice can be emailed or submitted through your online portal. Once we have your notice you will receive our informative Move-Out Packet, which includes a cleaning checklist and all the information you will need to get your full deposit back.

Move-Out Task Checklist

Here is a list of the most common moving tasks that you'll need to remember:
  • Submit your 30 day notice, you can do this in your portal.
  • Let us know what your new address is, so we can send your deposit refund to the right place.
  • Have the carpets professionally cleaned, make sure you keep the receipt.
  • Make any needed repairs to return the property to the same condition that you received it.
  • Turn in all keys & garage door openers on move-out day.

Moving out before your lease has ended?

Sometimes people need to move before their lease is up. Whether it be a job transfer, divorce, or other unforseen reason, we have developed some options to make this possible. You will need to review the options agreement and select the one that works best for your situation. Once you have done that return the form to us, and we will begin the process and provide you with a Move-Out Packet if necessary.

Don't forget referrals!

You can earn a cash referral if you send us another great tenant that's approved to move-in. It is very important to keep your home looking its best as prospective tenants may be driving by your home any time. Be sure to tell friends at work and any clubs or associations.

When do I get my security deposit back?

Once a tenant has vacated the property they leased, and returned the property keys to our office, Active Renter performs a move out inspection. If property damage is recognized, an appropriate amount of money is deducted from the security deposit to cover the required repairs. Repairs are completed in a timely manner, however, may not be complete at the issuance of the security deposit check. By Arizona state law, the security deposit (minus legitimate deductions) must be returned to the former tenant within FOURTEEN BUSINESS DAYS after termination of tenancy. Active Renter will send a security deposit disposition to the forwarding address on file.

MAKE SURE YOU GIVE US YOUR NEW ADDRESS! Most delays in receiving security deposit refunds are caused by the mail going to the wrong address or an old address. Make sure you give us your new address so we can get it out to as soon as possible.

How much does it cost to have the carpets cleaned?

Typically it depends on the size of the home, but normally, professional carpet cleaning can range between $150 to $500. Don't waste money on rented machines! Rental carpet cleaners don't compare the the cleaning ability that a truck mounted system can deliver by a professional. Generally, you'll be cleaning the carpets with a professional anyway.

If I leave furniture or other stuff in the house, will I get charged a fee to remove it?

YES! Hauling & dump fees are very time consuming & very expensive. Make sure you clear out the house of all personal belongings and ALL trash & debris before you move out.
