I've rented an Active Renter home two years ago. My current rental is managed by another company. It took my recent experience, to appreciate the efforts of Rich and his team. My current PM wants me to pay a $350 lease renewal fee, which is ridiculous in my opinion. I also had the best service from Active Renter, especially concerning maintenance issues.

Chandler was founded in 1912. Its named after Dr. Alexander John Chandler, who was a veterinary surgeon whom had moved to the area in 1891. What was once an agricultural based economy now bolsters major employers such as Wells Fargo, Intel, and PayPal. In recent years, Chandler has invested heavy in making its older downtown area into a popular spot for dinner and weekend entertainment. Resident can frequent the Chandler Café for coffee and a local brew at SunTan Brewing Company.

The average resident age is 32. Owners of single-family rental homes will face competition from the many luxury apartment complexes in Chandler, many of them run by Mark Taylor Communities. Apartments make up 17% of housing in Chandler. Single family homes account for 71%, will just 1.9% of Chandler housing are mobile homes. Across all housing types, 34% are renter occupied.

Chandler’s medium home value is higher than the Phoenix valley medium price. It’s higher than most west valley cities such as Surprise, Peoria, and Avondale, but its lower than some East valley cities such as Gilbert, Fountain Hills and Scottsdale.

Chandler investment property owners are responsible for collecting and paying Transaction Privilege Tax to the city at a rate of 1.5%. Chandler real estate investors are also required to obtain a City of Chandler Tax License.
